IS A PREVENTATIVE MAINTENANCE CONTRACT WORTH THE COST? Every situation is different. In most instances, maintenances reduce service calls, down time, excessive wear and tear, product loss, and inconvenience. Every problem found during a maintenance reduces chances of failure at an inconvenient time…after hours, busy times and when you least want it.

A preventative maintenance contract does not guarantee you will not have any service calls. Most refrigeration equipment runs twenty-four hours a day, seven days a week for years; however, every piece of equipment you are using could fail at any time. The object of a maintenance inspection is to reduce problems, extend equipment life, prevent unexpected down time, and reduce the cost of your operation. We accomplish this by performing a comprehensive inspection of each case, fixture, or unit making sure the systems are operating at peak efficiency. Any repairs found during the inspection are presented to you for completion at your convenience.

We offer custom preventative maintenance contracts tailored specifically to your business at prices discounted off our regular rates. The more equipment included in the contract, the more savings you would recognize as compared to performing the maintenance inspection on a time and material basis. If you are interested in this valuable service, please feel free to contact us for a free estimate on a preventative maintenance contract for your equipment.

With consistent professional maintenance and cleaning, you will lengthen the lifespan of your equipment and control the costs. Simply put – every dollar you invest in maintaining your kitchen now will save you money later on. To avoid major repair costs later, NOW is the time to service your equipment.

Preventive Maintenance = $avings!
Take care of your HVAC system, and it will take care of you.

Energy Consumption

The HVAC system is most likely the single biggest use of energy in your home. In commercial applications where refrigeration is applied (combined with the HVAC systems), huge amounts of energy are used in the building. In fact, over a third of the energy used in the United States is used to heat and cool buildings.

According to the Consortium for Energy Efficiency (CEE), up to 50% more energy can be saved with proper installation, sizing, and maintenance of commercial central air conditioning and heat pumps. Although the CEE study did not measure residential systems, a compelling case can be made that proper maintenance can save homeowners up to 50% as well.

Out of Sight, NOT Out of Mind

The cliché "out of sight, out of mind" is often the reason for neglected maintenance on your HVAC system. HVAC systems are usually installed where they aren't seen, such as in a section of the basement, a closet, on rooftops, or in mechanical rooms, making them easy to ignore. The systems are simply taken for granted, until they fail. Decreased efficiency, utility overpayment, discomfort, loss of productivity, premature replacement, and higher repair costs are the result.

Getting your HVAC system checked twice annually is just as important as changing the oil in your car every 3,000 miles!

Heating and cooling systems have a way of breaking down when the weather is at its worst; on the coldest day of a frigid winter, or during a sizzling summer heat wave; times when your comfort system must work the hardest, and when you need it most.

Regular check-ups will help to maximize the life expectancy of your system; unfortunately, even the best maintenance won't prevent normal wear and tear.

Your investment in our preventative maintenance agreement includes:

We offer Semi Annual and Quarterly Preventative Maintenance Agreements, or any customized agreement to suit your facility - Having your system checked regularly enables us to keep your unit running as efficiently as possible, which saves you money on your utility bill month after month. These regular check-ups also enable us to catch problems before they lead to a larger problem.

24 Hour Priority Service, 365 Days/Yr - When you have an emergency, you can rest assured Cold Tech Refrigeration ...WILL BE THERE!

Labor Warranty - All of our labor services are warranted for 30 days. If you have a problem within 30 days of service, there will be no charge to come back out and diagnose the problem. We stand behind our work.

Energy Saving Coil Cleaning - Dirty coils reduce efficiency and cause your unit to work harder, causing parts to wear out faster, and shorten the life expectancy of your unit. Your unit will cost you more month after month on your utility bill if the coils are not kept clean. Test performed by the EPA explain that as little as 1/10th of a centimeter of dirt or dust on a coil could reduce efficiency by 21%.

Discount On Hourly Service Rates For Our Preventative Maintenance - Our discounted rates save you money with every service call.

Cold Tech Refrigeration offers an array of excellent Preventative Maintenance Agreements for commercial heating and cooling equipment. Our Preventative Maintenance Programs offer you the most economical and flexible methods for maintaining your heating, ventilation and air conditioning (HVAC) systems at peak efficiency. There's no doubt that following a regularly scheduled maintenance routine will help to avoid any costly emergency situations and will serve to extend the useful life of your equipment. With soaring energy costs, maintaining your mechanical systems at their optimum can no longer be considered simply desirable; it is an absolute necessity for any business with an eye toward the bottom line.

Spring Air Conditioning Start-Up

Clean all condenser coils with chemical cleaner and hoses, clean evaporators-brush and wipe down. Clean condensate drain pans. Change air filters and fan belts on all rooftop units. Lube all fan bearings and motor bearings. Perform an operational checkout of cooling modes as per inspection sheet.

Mid-Summer Air Conditioning Check-Up

Change all air filters and check operation of all HVAC Units, exhaust fans and change belts as necessary.

Fall Heating Start-Up

Change all air filters and inspect belts. On all HVAC Units, check operation of economizer and heating sections.

Mid-Winter Heating Check-Up

Change all air filters and check belts on all HVAC Units, check operation of all HVAC Units. Check HVAC exhaust fan.

Preventative Maintenance

Complete operational inspection of air-conditioning and heating system and its controls. Routine air filter and belt changes, clean condensate drains, clean evaporator and condenser coils. Lubricate motors and blower assemblies.

Each preventative maintenance plan is priced according to the type of equipment at your location. Please call us for complete details and pricing.

  • Air Filters: Must be replaced on a routine bases, while maintaining good air quality and proper airflow.
  • Evaporator Coils: Although air filters catch particles, they are not 100% effective; therefore the evaporator coils must be cleaned periodically, keeping efficiency at its best.
  • Condenser Coils: This coil is subjected to the outdoors and requires yearly cleaning to keep its heat exchanging capabilities at its best. A dirty condenser coil can cause high running pressures, high amperage draw on compressor and definitely equipment failure.
  • Belts: A bad belt is not one that is necessarily cracked, but a worn belt reduces its grabbing ability as well. Also belts must be periodically tightened and checked to get maximum airflow.
  • Lubrication: Many motors and bearings are considered “permanently sealed”, however many require routine lubrication preventing pre-mature bearing failure.
  • Condensate Drain: A plugged condensate drain means water problems. It causes condensate drain to overflow and water usually finds its way into the building.
  • General Observations: Overview of unit, tighten up loose components-caused by normal unit vibration, check control section.
  • Savings: PMAs typically more than pay for themselves through higher efficiency, lower utility bills, and contractor discounts. PMA customers typically receive a discount on all parts and services performed during the entire year.
  • Peace of Mind: Predictive maintenance will mean fewer system failures and a longer life for your HVAC equipment.
  • Priority Service: Should a system failure occur during the heat of the summer or the cold of the winter, customers with PMAs generally receive priority service.
  • Continuity: Cold Tech Refrigeration will usually assign technicians to specific customers. That way, you get to see and know the same service technician, and he or she becomes more familiar with you and your equipment.
